Project Planning – How to Do It from Scratch

One of the most significant aspects in the real estate world, whether residential or commercial, is undoubtedly project planning. The initial stage involves deciding to purchase a specific piece of land, hiring professionals, and starting to plan a construction project on it, based on the available options and the approvals we have.

Project planning is a long and complex process, even if it’s a relatively small project or one that may seem simple at first. It involves two main reasons: first, starting from scratch, without certainty about any detail or step, until the stage where the keys can be handed over to the clients. Second, the project involves enormous numbers of professionals and workers. Managing them is necessary so that they can do their work and do it in full synchronization with each other.

Project Planning – Main Stages

The first stage of project planning can be approached in two ways. One way is to assess the financial capabilities and then decide what to do and where to do it. The second way is to purchase land and then decide which projects to build on it. Ultimately, both approaches will be based on capabilities, the needs of the location, and what the local authorities allow, whether it is a residential area, industrial, commercial, etc.

The second stage is the actual planning process. How to do it? A technical specification must be prepared to determine what is needed for the project to be executed. The appropriate professionals should be hired, and all the necessary approvals must be obtained from the relevant authorities and bodies involved in the field.

Another significant stage in the process is the on-site planning. Measurements, areas, and everything else that will ultimately determine the approvals for the project and will be the basis for creating the relevant plans. These plans will guide the professionals and allow them to execute the project. The goal is that no changes will need to be made during the process; whatever is determined and agreed upon in the planning stage is what will be implemented.

In the next stage, the company will begin marketing the project. This stage may happen before construction begins, or immediately afterward, but it may also be delayed if it is not possible to market it immediately.
